What Credit Score Do You Need to Finance a Shed?
The short answer: a FICO score of 680 or higher qualifies you for our primary fixed-rate loan program. But whatever your score, there is a financing path for your Stoltzfus structure. Here's the full picture.
680 or Higher: Fixed-Rate Loans Up to $100,000
With a 680+ score, you qualify to apply for our best program:
- 8.99% APR fixed on 5-year terms
- 9.99% APR fixed on 7, 10, 12, and 15-year terms
- Up to $100,000 per borrower — no co-applicants, but multiple household members can each apply
- No down payment, no fees, no prepayment penalty, no land ownership requirement
Qualified borrowers who own their primary residence can also consider 6 Months No Interest & No Payments through Pure Finance (up to $20,000) — pay the balance in full within 6 months and pay zero interest; any remaining balance becomes a 10-year loan at 9.99% APR. Not available in New York or Massachusetts.
Below 680: You Still Have Three Paths
1. Rent-to-Own (no credit check). Fixed monthly payments up to 4 years, up to $25,000, and you own the structure when the balance is paid. No credit check at all, and no prepayment penalty. Most sheds, garden structures, and kennels qualify — 2-story, timber frame, pergolas/pavilions, built-on-site, and permanently anchored structures do not.
2. Building Loan (Thrive Financial). If the structure is going on property you own (lot numbers and parcel IDs accepted), credit scores from 550 can qualify for fixed terms of 5 to 20 years. Rates are based on your credit tier, and the paperless application delivers instant decisions.
3. Home equity (if you own your home). HELOC partners like Figure Lending (up to $750k, minimum 620 FICO) and Better ($50k–$500k) qualify on home equity rather than your structure purchase. Note that your home secures the loan.
Does Applying Hurt My Credit?
Here's exactly when your credit is — and isn't — touched:
| Step | Credit Impact |
|---|---|
| Eligibility check on shedlender.com | None — no credit inquiry at all |
| Applying to see your loan offers | None — soft pull only |
| Rent-to-Own application | None — no credit check |
| Accepting an offer & eSigning | Hard inquiry — this is the only step that affects your score |
